There is new life for the land where Ryan's Restaurant once stood along Arlington Road in Springfield Township.

Construction on  24,000 square-foot retail building.

"The plan shows 13 units with the front south corner to be about three times the size of the standard spaces," said Patricia Ryan, zoning, planning and economic development administrator for Springfield.

Zachary Sogoloff, Senior Associate for Goodman Real Estate Services Group LLC, the developer overseeing the project, noted that the a Japanese restaurant is expecting to take over one of the units. The hope is to see a number of diverse tenants in the plaza.

"We are expecting offers from a cellular phone store, a dental office and several additional national tenants,” Sogoloff said. “And the owner would like to have additional restaurants, hair salons, nail salons, ice cream or self-service yogurt, financial services providers, apparel tenants or other family-oriented businesses in the shopping center.”

Design for the building is a combination of split-face concrete masonry at the bottom with modular brick facing above that. The top will feature a stucco-type material where the signage will be placed. Each storefront will also have an awning.

"The building has architectural features such as pilasters that project from the building face, detailed cornices and varied roof heights to break up the profile and face of the building," said Ryan.

Access to the retail complex will be from Arlington and from the Wal-Mart driveway. The parking lot will feature 149 parking spaces in addition to some landscaping.

"There has been a lot of interest in this development as there is a limited amount of modern attractive, multitenant tenant space on Arlington Road," said Sogoloff.

Stores within the plaza are expected to open between December and March.
